Box 1968 <br />Sanford, NC 27331-1968 <br />Re: Lee County Courthouse/Jail Project <br />Estimated Cost of Construction <br />Dear Sill: <br />Enclosed are our estimated costs for the project. I have enclosed a copy of the cost <br />breakdown made by an independent cost estimating firm hired by us to assist in obtaining <br />these figures. <br />I have also enclosed a cost breakdown by us showing how these costs are related to the <br />different areas of function. These figures are based upon. values furnished by R.S. <br />Means Company, Inc., a cost estimating publication for construction cost throughout the <br />entire USA including our specific areas of Raleigh, Fayetteville, and Greensboro. As <br />you can see, the two estimates are very close. <br />The combined cost for the base bid new construction and renovated courthouse of <br />$7,767,600 is a little larger than the $7,435,000 budget given to me. This increase is <br />primarily due to increased special requirements for the Jail areas. <br />We have tried our best to stay as close to the program requirements that were as follows: <br />Jail: 100% of year 2010 program. <br />Courthouse related areas: 800 of the 1989 projected needs. <br />Sheriff Department: 80% of the 1989 projected needs. <br />As you realize, these reduction figures were based upon the total construction budget of <br />$7,435,000 allocated to us. We feel that it would not be prudent to try to reduce the <br />building total area as we have squeezed each area as much as it can stand. <br />P. 2 <br />Our opinion is that it would be in the counties best interest to try to bid all of the work <br />listed, including the full shelled-in basement area for an estimated total of $8,023,000. <br />The bidding climate may be at its best ever for Owners. <br />
