Rezoning Request - Lex Hunter. <br />A majority of the Planning Board recommends that the Board of <br />commissioners approve Lex Hunter's amended petition to rezone <br />approximately 9.0 acres of land located at 216 Poplar Springs <br />Church Road from Residential Agricultural District to Residential <br />Mixed Conditional Use District for the location of a six lot <br />manufactured home park. The property currently contains four <br />mobile homes. The Planning Board vote concerning the motion to <br />recommend approval of the amended petition follows: <br />YEA <br />Tommy Brooks <br />Oliver Crawley <br />Tommy Dalrymple <br />Fred Webb <br />James Wicker <br />NAY <br />Mary Jo Parks <br />The Planning Board in its deliberation cited that there are <br />currently four manufactured homes on the property and the two <br />additional manufactured homes would not cause disruptive noise, <br />compromise the residential integrity of the area, or pose a <br />potential well contamination hazard. Mary Jo Parks dissented <br />stating that one additional manufactured home was the maximum <br />amount she felt would not cause problems for the area. <br />4. Rezoning Request - Karl Lewis. <br />A majority of the Planning Board recommends that the Board of <br />Commissioners deny Karl Lewis' petition to rezone approximately <br />387 acres of land located at the intersection of Colon Road and <br />U.S. Highway 1 from Residential Agricultural District to Light <br />Industrial Conditional Use District for the location of a planned <br />business development with industrial, child care, and recreational <br />facilities, as well as billboard advertisement on the property. <br />The Planning Board vote concerning the recommendation for denial <br />of the petition follows: <br />YEA NAY <br />Tommy Brooks Fred Webb <br />Oliver Crawley <br />Tommy Dalrymple <br />Mary Jo Parks <br />James Wicker <br />The Planning Board in its deliberation cited that an industrial <br />development the size and magnitude of Mr. Lewis' proposal is <br />clearly not in keeping with the residential integrity of the area, <br />not in compliance with the Lee County Land Development Plan, and <br />would be more appropriately located in an industrial park or on <br />other vacant land which is currently zoned Light or Heavy <br />Industrial. The negative impact of customer and/or employee <br />traffic along Colon Road was also a concern of the Planning Board. <br />The Planning Board noted that the concerns expressed by Mary <br />Seymore McKimmon at the public hearing regarding a right-of-way tc <br />-35 <br />
