a 6 <br />eons 121 651 <br />Nay: Cox, Hall, and Matthews <br />Chairman Stafford ruled the motion had been adopted by a four to <br />three vote. <br />Mr. Barefoot stated that the Planning Board recommends that the <br />Board of Commissioners deny Karl Lewis' petition to rezone <br />approximately 387 acres of land located at the intersection of Colon <br />Road and U. S. Highway 1 from Residential Agricultural District to <br />Light Industrial Conditional Use District for the location of a <br />planned business development with industrial, child care, and <br />recreational facilities, as well as billboard advertisement on the <br />property. The Planning Board in its deliberation cited that an <br />industrial development the size and magnitude of Mr. Lewis' proposal <br />is clearly not in keeping with the residential integrity of the area, <br />not in compliance with the Lee County Land Development Plan, and <br />would be more appropriately located in an industrial park or on other <br />vacant land which is currently zoned Light or Heavy Industrial. The <br />negative impact of customer and/or employee traffic along Colon Road <br />was also a concern of the Planning Board. The Planning Board noted <br />that the concerns expressed by Mary Seymore McKimmon at the public <br />hearing regarding a right-of-way to her family's property is a legal <br />matter between the Seymore family and the Department of <br />Transportation and is not relevant to Mr. Lewis' rezoning petition. <br />Commissioner Reives moved to table the rezoning request. <br />Commissioner Hall seconded the motion, and upon a vote, the results <br />were as follows: <br />Aye: Cox, Hall, Matthews, Paschal, Reives, Stafford, and Wicker <br />Nay: None <br />The Chairman ruled the motion had been adopted unanimously. <br />Mr. Barefoot stated the Planning Board unanimously recommended <br />that the Board of Commissioners deny the petition by Jack C. and <br />Alice Ann Maxwell to rezone approximately 87 acres of land at the <br />southwestern corner of Cedar Lane Road and Jefferson Davis Highway <br />(excluding the portion of the parcel which is currently zoned Highway <br />Commercial District) from Residential Agricultural District to <br />Residential Mixed District. The Planning Board in its deliberation <br />cited the residential and agricultural character of the area, their <br />concern about the negative impact from increased traffic, and the <br />impact a major subdivision of the property would have on farms in the <br />area. The Planning Board also noted James Stone's, the Maxwell's <br />real estate agent, comments during the public hearing that the <br />subdivision would be primarily used for single-wide manufactured <br />homes and cited the availability of other manufactured home <br />
