PUBLIC HEARING INFORMATION
HEARING A
TYPE OF REQUEST: Rezone from Residential Agricultural District to
Highway Commercial District.
PETITIONER: Willie Godfrey.
DESCRIPTION: 13.67 acres of land located at the intersections of
Nicholson Road and Edwards Road and Nicholson Road and Juniper
Creek Road. Approximately 5.8 acres of the land is located at the
northeastern corner of Nicholson Road and Juniper Creek Road,
approximately 2.91 acres of the land is located at the
southwestern corner of Nicholson Road and Edwards Road, and
approximately 4.96 acres of the land is located at the
southeastern corner of Nicholson Road and Edwards Road.
CONSIDERATIONS: The property lies at the intersections of
Nicholson Road and Edwards Road, and of Nicholson Road and Juniper
Creek Road. All of the surrounding property is zoned Residential
Agricultural District. Blue's Mobile Home Park is located west of
the property on Nicholson Road and is zoned Residential Mixed
Distric, and the Lee County Landfill lies north of the dead end of
Juniper Creek Road.
The petitioner feels the property would be ideally suited as
commercial property since it lies at the intersection of Nicholson
and Edwards Roads, two heavily traveled roads. The petitioner
also feels that the recent residential development in the area
demonstrates a need for commercial establishments in Lee County
further south than Lemon Springs.
N0~1 S' ~
ZZ2
