We understand that revisions to the <br />Unified Development Ordinance will also impact Lee County and the Town of Broadway. If <br />additional time is required to accommodate the adoption process, please provide a request for <br />additional time and anticipated date the process will be completed. <br />Flood Insurance Study Issues <br />Several Detailed Studies without floodways were redelineated (carried over from previous Flood <br />Insurance Studies) in Sanford /Lee County during the September 2006 update. Map Maintenance <br />scoping was conducted in the Summer of 2009, and these areas were a high priority for study revisions. <br />Flood studies are expected begin this year to address these deficiencies. <br />Future Concerns <br />The jurisdictional extents of the City of Sanford have expanded between the September 1989 <br />FIS/FIRM and September 2006 FIS/FIR1M. There were also several newly studied streams, especially <br />in the area south of the city, during the 2006 revision. As the City of Sanford continues to expand, <br />additional areas located in the Special Flood Hazard Area (SFHA) may be incorporated into the <br />jurisdictional limits of the community. Several Pre -FIRM structures were noted in the SFFIA of Big <br />Buffalo and Little Buffalo Creeks, especially in the downtown area. The Fioodplain Administrator <br />should be mindful of the substantial damage /improvement section of the Flood Hazard Area <br />Regulations during any additions, renovations, or rehabilitations of these structures. It should also be <br />noted that the Lee Comity GIS system has an excellent parcel data feature class providing year built <br />and date of improvements. This data was extremely useful during the CAV process, as it reduced the <br />number of specific structures for which additional data is requested.
