In making this decision, the Lee County Board of Commissioners hereby finds that the zoning <br />map amendment is consistent with the adopted long range plan because, even though the 2020 <br />Land Use Plan identifies this area as Retail -Commercial with a Highway Overlay, the access to <br />the site is via Harvey Faulk Road as opposed to NC Hwy 87 S., which does not lend itself to <br />retail -commercial development and there is a mix of current development trends in the area, <br />ranging from single-family houses to industrial businesses, in addition to a mix of surrounding <br />zoning districts in the area. <br />Also, the request appears to be reasonable and in the public interest based on the existing non- <br />residential development in the area, the availability of public water, the proximity of Light <br />Industrial (LI) zoning on the opposite side of Harvey Faulk Road and Highway Commercial <br />(HC) zoning on the vacant adjoining lot to the north, and the fact that the applicant is requesting <br />a site plan specific conditional zoning district that simply allows for the development of a school <br />on site (to be developed as per the conceptual plans submitted with the rezoning application), in <br />addition to maintaining the existing residential uses. <br />Therefore, the Commissioners vote to approve the request to rezone two parcels that are <br />adjoining lots depicted on Lee County Tax Map 9661.03, comprising 14.22 + acres, and <br />accessed off of Harvey Faulk Road to a site plan specific conditional zoning district to allow for <br />the development of a school. Specifically, tract one is a vacant 12.89 + acre lot formerly <br />developed with two houses addressed as 261 and 275 Harvey Faulk Road, identified as Lee <br />County Tax Parcel 9661-22-8333-00, and zoned Residential Agricultural with a Conditional Use <br />(RA -CU). This tract is requested to be rezoned to Residential Agricultural Conditional Zoning <br />District with a Conditional Use (RA -C -CU) to allow for the development of a school on this <br />parcel in addition to the uses already associated with the Residential Agricultural with a <br />Conditional Use (RA -CU) zoning. Tract two is a 1.34 + acre lot developed with a house <br />addressed as 3764 Highway 87 S., identified as Lee County Tax Parcel 9661-22-7992-00, and <br />zoned Residential Restricted (RR).
