4. Hours of Operation for Scheduled Events <br />The Tenant agrees that events will end no later than 10:30pm on Sunday through Thursday and <br />no later than 11:00pm on Friday and Saturday nights. At any time during the lease, the Landlord <br />reserves the right to change such hours of operation. <br />5. Non -Discrimination Clause <br />Tenant agrees to not discriminate on the basis of age, color, disability, gender, national origin, <br />race, religion, sex or veteran status and no person shall be denied opportunity to participate in <br />any programs or be subject to unlawful discrimination, harassment or retaliation. Such policy <br />ensures the intent for the premise to remain a public park. <br />6. Inspection <br />Tenant shall be responsible for all maintenance of the property. Landlord shall, at any and all <br />reasonable times, have the right to enter and inspect the premises. If maintenance of the <br />property is not satisfactory to the Landlord, Landlord shall notify the Tenant and then Tenant <br />shall immediately fix any issues satisfactorily to the Landlord's approval. <br />7. Repairs and Damages <br />The tenant shall not allow any damage to be committed on any portion of the premise or <br />property. After each scheduled event, Tenant shall ensure the premise is in as good a condition <br />as existed at the commencement date of this Lease. Tenant shall be responsible for cost and <br />expanse of the repair of any damage caused by the use of the premise. If there is any damage, <br />the damage shall be reported to the Landlord within 48 hours and the Tenant shall be required <br />to fix the damage to the satisfaction of the Landlord within a reasonable amount of time to <br />avoid or minimize impact on the continued use of the park. <br />S. Termination <br />This lease may be terminated by either party, for no cause, giving thirty (30) days' written notice <br />to the other party. <br />9. Insurance <br />Tenant shall maintain liability insurance, not less than $1,000,000.00 per occurrence limit on the <br />premises. Tenant will be required to provide proof of insurance before they can use the <br />premises. <br />10. Assignment <br />Neither Party has the right to assign this lease without the written approval of the other Party. <br />11.
