*0 V\IithersRavenel <br />0 0,J P40"AC Y0U1 Success. <br />Task 2 - Opinion of Probable Construction Costs <br />Base on the Final Master Plan Designs, the CONSULTANT shall prepare an Opinion of Probable Costs for each <br />park project, including architectural elements. The anticipated costs will be based on the design, the <br />CONSULTANT's past project experience and industry standards. The Opinion of Probable Costs will be used to <br />assist the CLIENT and CONSULTANT in discussions of phasing options. <br />Task 3- Final Master Plan Public Meeting <br />The Final Master Plans will be prepared and presented at a Board of Commissioners meeting. Exhibits will <br />include analysis graphics, a final rendered site master plan, building plans and elevations, other illustrative <br />graphics, precedent images for amenities, and highlights from the draft master plan document. Comments from <br />the meeting will be compiled for inclusion in the final document. <br />Task 4- Phasing and Implementation Strategy <br />Based on the Final Master Plans and the Opinion of Probable Construction Costs, The CONSULTANT will <br />conduct an Implementation Workshop with the CLIENT to finalize an implementation strategy and proposed <br />phasing of construction. The workshop will include: <br />► Establishment of facility funding priorities <br />► Discussion of proposed funding sources, including CIP, bonds, grants, general funds and other sources <br />► Discussion of proposed phasing for years 1-3 years and beyond base on priorities, available funding and <br />development of the Capital Improvement Program schedule. <br />Task 5- Final Master Plan Document <br />Based on any remaining refinements identified during the Commissioners' meeting, the CONSULTANT will <br />finalize the Master Plan Documents for each park. This document will be a narrative and graphic compilation of <br />the entire master planning process. It will exhibit the progression from site analysis to preliminary alternatives to <br />the final master plan and building concepts, as well as documentation of the public engagement process. In <br />addition, a detailed phasing plan and narrative will be prepared to show the stages in which the project should be <br />completed to meet the predetermined milestones. This document and associated graphics will be presented by <br />CLIENT staff to the Board of Commissioners for final adoption. <br />Deliverables for each Park (paper and .pdf formats): <br />► 24 x 36 color rendered, computer -drawn, illustrative master plan <br />► 24 x 36 color rendered conceptual architectural plans for each building type <br />► Master plan layout in AutoCAD format (.dwg) <br />► Cost estimate spreadsheet in Excel format (.xis) <br />Summary memorandum of comments and findings from public presentation <br />► Phasing plan graphic <br />► Final Master Plan Report in MS Word format (.doc) <br />C. ADDITIONAL SERVICES/ EXCLUSIONS <br />Additional requested progress meetings or excluded tasks that are not included in the above listed scope of <br />services are considered additional services. The CONSULTANT will furnish or obtain from others additional <br />services that are not covered under Section B or specifically excluded, if requested in writing by the CLIENT, and <br />O.T.
