LEE COUNTY <br />Committed Today for a Better Tomorrow <br />AN ORDINANCE AMENDING THE OFFICIAL ZONING MAP <br />OF LEE COUNTY, NORTH CAROLINA <br />WHEREAS, a request to amend the Official Zoning Map has been received from Lloyd <br />Cushman and Linda Cushman (Case #2017-0901) to rezone 1.85 ± acre tract of land addressed <br />as 2925 Airport Road, depicted on Lee County Tax Maps 9641.02 and 9641.04. as Tax Parcel <br />9641-65-3002-00 Lee County Land Records, from the current zoning of Residential Agricultural <br />(RA) to Light Industrial (LI); and <br />WHEREAS, said request has been presented to the Planning Board of Lee County; and <br />WHEREAS, the Lee County Board of Commissioners conducted a public hearing on September <br />18, 2017 to receive citizen input on the requested zoning map amendment; and <br />WHEREAS, the Lee County Board of Commissioners approves the request to amend the <br />Official Zoning Map of Lee County; <br />NOW, THEREFORE, BE IT ORDAINED BY THE LEE COUNTY BOARD OF <br />COMMISSIONERS: <br />The Official Zoning Map is hereby amended to rezone 1.85 ± acre tract of land addressed as <br />2925 Airport Road, depicted on Lee County Tax Maps 9641.02 and 9641.04 as Tax Parcel 9641- <br />65-3002-00 Lee County Land Records, from the current zoning of Residential Agricultural (RA) <br />to Light Industrial (LI). A copy of the subject property zoning map is included as Exhibit A. <br />In making this decision, the Lee County Board of Commissioners hereby finds that the zoning <br />map amendment is consistent with applicable plans because, even though the 2020 Land Use <br />Plan and the Greenwood Small Area Plan do not identify a specific land use for the subject <br />property, when considering the zoning map amendment for this property the board considered <br />current development trends and the surrounding zoning. Also, the proposed zoning map <br />amendment is reasonable and in the public interest based on the following: there is an existing <br />non-residential structure on site, the proximity of Light Industrial (LI) zoning on the adjoining <br />tract of land utilized as an Emergency Service Training Center, the proximity of a conditional <br />zoning district on an adjoining lot to allow for the development of an outdoor soccer facility, and <br />the availability of public water.
