LEE COUNTY <br />UJIL-MMMM 130M__ <br />Committed Today for a Better Tomorrow <br />AN ORDINANCE AMENDING THE OFFICIAL ZONING MAP <br />OF LEE COUNTY, NORTH CAROLINA <br />WHEREAS, a request to amend the Official Zoning Map has been received from Charles David <br />McEvers & Rebecca McEvers (Case #2017-0801) to rezone 3.76 acres + of land at 1365, 1387, <br />1411 and 1427 Greenwood Road (four structures on one tract of land), depicted on Lee County <br />Tax Map 9549.01 as Tax Parcel 9549-16-1496-00 Lee County Land Records, from the current <br />zoning of Residential Restricted (RR) to Highway Commercial (HC); and <br />WHEREAS, said request has been presented to the Planning Board of Lee County; and <br />WHEREAS, the Lee County Board of Commissioners conducted a public hearing on August 21, <br />2017 to receive citizen input on the requested zoning map amendment; and <br />WHEREAS, the Lee County Board of Commissioners approves the request to amend the <br />Official Zoning Map of Lee County; <br />NOW, THEREFORE, BE IT ORDAINED BY THE LEE COUNTY BOARD OF <br />COMMISSIONERS: <br />The Official Zoning Map is hereby amended to rezone 3.76 acres + of land at 1365, 1387, 1411 <br />and 1427 Greenwood Road (four structures on one tract of land), depicted on Lee County Tax <br />Map 9549.01 as Tax Parcel 9549-16-1496-00 Lee County Land Records, from the current zoning <br />of Residential Restricted (RR) to Highway Commercial (HC). A copy of the subject property <br />zoning map is included as Exhibit A. <br />In making this decision, the Lee County Board of Commissioners hereby finds that the request <br />appears to be reasonable and in the public interest based on the existing commercial structure on <br />site (there is an existing old wooden store at 1365 Greenwood Road which indicates that a <br />portion of this site was once used in a commercial manner), the availability of public water, the <br />proximity of Highway Commercial -Conditional Use (HC -CU) zoning to allow the development <br />of a mini -warehouse self -storage facility on the opposite side of the rail road tracks on a tract of <br />land also fronting Greenwood Road, the proximity of Highway Commercial (HC) zoning <br />approximately 750ft to the northeast of the site also on land fronting Greenwood Road and the <br />Greenwood Small Area Plan denotes a small concentration of commercial development in the <br />Lemon Springs area and recommends retail -commercial mixed use for this specific area. <br />ADOPTED this the 18th day of September 2017. <br />Amy Dalrymple, Chairman!Lee County Board of Commissioners <br />EST:.
