Other Required Screening. <br />In addition to the buffer yard screening required in Section 6 of this Article, the screening <br />required for off-street parking in Section 9 of this Article, and the screening for commercial <br />outdoor storage required in Article VIII, Section 2. Note 2, refuse storage facilities and all <br />business, service, repair, processing, storage, or merchandise display conducted outside of an <br />enclosed building shall be screened from adjacent streets and properties by means of an effective <br />screening. Appropriate screening devices may include solid decorative brick walls, wood fences, <br />berms, tight evergreen hedges or a combination of the above. Such screening shall be of <br />sufficient height and design to effectively screen the tetcility from the view from adjacent <br />residential uses and street, and from adjacent properties. <br />Section 8. Alternative Buffers and Screening. <br />In lieu of compliance with the above buffer yard and screening requirements, a developer may <br />submit to the Planning Board for its approval a detailed plan and specifications for landscaping <br />and screening which will afford a degree of buffering and screening equivalent to or exceeding <br />that provided in Section 6, Table of Buffer Requirements. <br />Section 9. Parking Lot Screening. <br />All parking lots shall be screened from public rights-of-way and adjacent properties zoned <br />residential. The minimum height of the screening shall he 3' for right-of-way screening and 6' <br />for residential screening. These minimum heights should be reached within 2 years of planting. <br />The plant materials used for the parking lot screening shall consist of a tight evergreen hedge. <br />There should be no gaps in the screen greater than 6' wide. <br />Section 10. Recommended Plant Materials and Screening Vegetation. <br />All plant material required by this section shall be of one or more species listed below.
