BOOK 23 VaUE806 <br />• Street Yard buffer as set forth in Section 7.7 of the UDC. The Street Yard buffer shall <br />not be required where existing buildings encroach into the area that would be required to <br />provide such a buffer. This exemption does not include existing parking areas. <br />• Parking area landscaping as set forth in Section 7.6 of the UDO <br />• If abutting single - family residential developed properties, a Buffer (screening) Yard as <br />set forth in Section 7.5 of the UDO. <br />• off - street parking areas that will be used for the new land use shall be paved in <br />accordance with Section 8.2.6.1 <br />• if fronting on a corridor as defined in Section 10.7 of the UDO, the building(s) shall be <br />retrofitted to conform to all design standards of that section <br />• all outdoor solid waste disposal areas shall be screened in accordance with Section 10.1 <br />of the UDO. <br />Section 3. That Article Four, Zoning District Regulations, Subsection 4.7.3.2 "Setbacks for lots with <br />more than one street frontage ", be rewritten as follows: <br />4.7.3.2 SETBACKS FOR LOTS WITH MORE THAN ONE STREET <br />FRONTAGE. <br />Structures shall meet the front yard setback from all abutting street rights -of -way unless <br />otherwise provided in this Ordinance. For undeveloped multiple frontage lots, the developer has <br />the option to determine which yard shall be considered the "front' so long as the structure to be <br />constructed on said lot shall have its front facing the same yard. For the purposes of applying <br />setbacks to an existing developed lot, the front yard setback shall be defined as the yard with the <br />shortest amount of street frontage. All other frontages shall be considered street side yards and the <br />rear yard shall be that yard that is opposite the designated front yard. For the purposes of <br />determining setback distance, a street side yard shall be considered the same as a front yard and <br />shall meet the respective front yard setback. <br />Section 4. That Article Five, Supplemental Development Regulations, Subsection 5.20.2, "Supplemental <br />Standards for all Sanitary Landfills ", Subsection 5.20.2.4, be rewritten as follows: <br />5.20.2.4 Ingress to and egress from sanitary landfill facilities shall be permitted by roads <br />to serve only the solid waste facilities. Within the unincorporated areas of the County, such roads <br />shall be designed and constructed to North Carolina Secondary Road Standards. Within the <br />incorporated areas of the County, roads shall conform to the respective design standards of the <br />City of Sanford Engineering Department or Town of Broadway Public Works Department. <br />Roadway shall intersect directly with a State- maintained road. Approach and departure traffic <br />routes for a sanitary landfill facility shall not be pennitted through streets primarily intended to <br />provide access for a residential neighborhood. <br />Section 5. That Article Ten, Site Design Standards, Subsection 10.7, "Design Standards for <br />Nonresidential Development along Thoroughfares and Freeways ", Subsection 10.7.2.3, be rewritten as <br />follows: <br />10.7.2.3 The following highways and roadways are classified as a "Freeway/Expressway" <br />or "Thoroughfare" as included in the City of Sanford/Lee County Thoroughfare Plan (adopted <br />April 1992), except the segments that parallel U.S. as identified by an ( *) below: <br />• US 15 -501 <br />
