02; <br />BOUN '1$ P!CE 5 <br />c. An additional row of smaller deciduous or evergreen shrubs shall be <br />planted in the buffer on the opposite side. These shrubs shall be spaced <br />no more than 3 feet apart and shall be of a size and species that will <br />reach a height of two feet or more after one full growing season and <br />will eventually grow to a height no less than five feet. <br />d. In addition to the requirements of subsections (1) a through c of this <br />section, a solid visual barrier fence up to eight feet in height shall be <br />required to be erected along that portion of a boundary separating any <br />loading, unloading, mechanical systems, and refuse storage areas from <br />the abutting residential district. <br />e. A solid visual barrier fence up to eight feet in height and one row of <br />shrubs may be permitted as an alternative buffer in lieu of that <br />designated in subsections (1) a, b and c of this section. The shrubs shall <br />be planted on the side of the fence facing the residentially zoned lots <br />and shall be planted no more than three feet apart. The fence shall be <br />maintained in good repair, including necessary periodic painting. <br />(2) Where the adjacent or abutting lot does not contain a residential use closer <br />than 120 feet to the use to he buffered, the required buffer shall be planted <br />as follows: <br />a. Two rows of evergreen trees planted in a staggered pattern and located <br />approximately in the center of the buffer. The two rows shall be no <br />more than five feet apart and the trees shall be planted no more than <br />ten feet apart. <br />b. The evergreen trees used in this planting may be of seedling size, but <br />must be healthy, top grade nursery-grown plants, staked when planted <br />and protected. <br />(b) The buffers and screening planting requirements in this section may be modified in <br />situations where adequate natural buffering exists in the form of significant vegetation or <br />terrain, as determined by the Zoning Administrator. Plants required in the buffer shall be <br />carefully planted in accordance with good nursery practice and shall be maintained in good <br />condition. Unhealthy or dead plants shall be replaced promptly. <br />Section 3. Alternate Buffers and Screening. <br />In lieu of compliance with the above buffers and screening requirements, a developer may <br />submit to the Planning Board for its approval alternate landscaping plans which proposes <br />different plant materials or planting methods that will afford a degree of buffering and <br />screening equivalent to or exceeding that required by this Ordinance. <br />The Planning Board will review the alternate landscaping plans to determine if the <br />alternate plan meets the intent and purpose of the Ordinance. The determinations shall <br />take into account the land use classification of adjacent property, number of plantings, <br />species, arrangement and coverage, location of plantings on the lot, and the level of <br />screening, height, spread, and canopy of the plantings at maturity. <br />
