Ms. <br />Thompson further stated that the proposed amendment would prohibit sanitary landfills <br />in the Residential Agricultural (RA) district and allow such use in the Heavy Industrial <br />district as a Special Use subject to the issuance of a Special Use Permit. The amendment <br />also includes adopting new development regulations for sanitary landfills as proposed in <br />the Unified Development Ordinance. <br />No one present spoke in favor of or in opposition to the text amendment. <br />Chairman Hincks closed the public hearing. <br />Ms. Thompson outlined the second public hearing to amend the Lee County <br />Zoning Ordinance, Article VII, District Regulations, Section 4.3 Regulations for Special <br />Use Permits by adding new development regulations for "Sanitary Landfills." <br />No one present spoke in favor of or in opposition to the text amendment. <br />Chairman Hincks closed the public hearing. <br />Ms. Thompson outlined the third and final public hearing that involved a petition <br />by Dowell Eakes, Professional Land Surveyor, to amend the Lee County Zoning <br />Ordinance, Article VIII, Dimensional Requirements, Section Notes to the Table of Area, <br />Yard, and Building Requirements, Subsection 2.1 Modification of Required Yar(s, by <br />adding a new paragraph regarding lots created on cut-de-sacs as follows: <br />k) Cul-de-sac lots: Where lots in residential districts are created on a <br />cul-de-sac, the minimum lot frontage width shall be 35 feet. Cul-de-sac <br />lots shall be exempt from the "100' width at the front building setback <br />line" requirement. Cul-de-sac lots shall meet all other dimensional <br />requirements of the Zoning Ordinance. <br />Ms. Thompson stated that the amendment would allow more flexibility in the design of <br />lots created on cul-de-sacs. All other dimensional requirements of the Zoning Ordinance <br />must still be met. The minimum lot front shall be 35 feet at the street line and the <br />minimum building setback line will remain at 30 feet. <br />No one present spoke in favor of or in opposition to the test amendment. <br />Chairman Hincks closed the public hearing. <br />The Board of Commissioners recessed their meeting while members of the <br />Planning Board deliberated on the above three hearings. <br />After the Planning Board completed deliberation on the above matters, Chairman <br />Hincks reopened the regular meeting of the Board of Commissioners. <br />8 <br />
