BGoK 119 PAGE 455 <br />An Ordinance to Amend the Zoning Ordinance <br />of Lee County, North Carolina <br />Pertaining to Class C Manufactured Homes <br />BE IT ORDAINED, by the Board of Commissioners of Lee County, North Carolina that the <br />Zoning Ordinance of Lee County, North Carolina be, and it hereby is, amended as follows: <br />Section 1. Amend Article VII; District Regulations, Section Y fable of Permitted Uses by replacing <br />the "S" under the columns headed by RA and RAI with an "S" beside Class C under the permitted <br />use: Manufactured Home <br />Section 2. Amend Article VII, District Regulations, Section 3 Table of Permitted Uses by replacing <br />the "N" under the columns headed by RA and RIVI with an "S" beside Class C under the permitted <br />use: Residence, (manufactured housing), on individual lots; thereby permitting Class C <br />manufactured homes in the Residential Agricultural (RA) and Residential Mixed (RDI) zoning <br />districts as a Special Use upon approval by the Lee County planning Board. <br />Section 3. Amcnd Article V11, District Regulations, Section 4.3 Regulations for Special Use Perumits <br />by adding a new Special Use as follows: <br />"Use: Manufactured Home, Class C <br />A. Special Use Districts <br />RA, RNI <br />B. Minimum Lot Size <br />Nliiummn lot size shall comply with the dimensional requirements of Article Vil I. <br />C. Site Considerations <br />In situations where more than one (1) single fanny dwelling is permitted on the same <br />lot, only one (1) of the dwellings shall be a Class C manufactured home. This <br />provision shall not preclude the placement of more than one (1) Class C <br />manufactured home in a manufactured home park, provided that, not morc than <br />twenty-Eve percent of the manufactured homes in the park shall be Class C homes. <br />2. Minimum setbacks shall comply with the dimensional requirements of Article Vill, <br />provided that, all hones shall be at least twenty (20) feet from any other dwelling or <br />building and at least twenty (20) feet fromm adjoining property lines. <br />
