G;,OX 20 P I G F ti4i0 <br />including, but not limited to, the heating and air conditioning system, unless the need for <br />such replacement or repair is caused by the act or neglect of Lessee. <br />(e) Limitation on use by Lessee. Lessee covenants and agrees to use <br />the Premises only for the management and delivery of services to consumers in need of <br />mental health, developmental disability and substance abuse services, and for no other <br />purposes, except with the prior written consent of Lessor. <br />(f) Compliance with laws. Lessee covenants and agrees that nothing <br />shall be done or kept on the Premises in violation of any law, ordinance, order, rule or <br />regulation of any governmental authority having jurisdiction, and that the Premises shall <br />be used, kept and maintained in compliance with any such law, ordinance, order, rule or <br />regulation (now existing or hereafter enacted) and with the certificate of occupancy <br />issued for the Premises. <br />(g) Compliance with insurance requirements. Lessee covenants and <br />agrees that nothing shall be done or kept on the Premises which might make unavailable <br />or increase the cost of insurance maintained with respect to the Premises, which might <br />increase the insured risks or which might result in cancellation of any such insurance. <br />(h) No waste or impairment of value. Lessee covenants and agrees <br />that nothing shall be done or kept on the Premises which might impair the value of the <br />Premises or which would constitute waste. <br />(i) No hazardous use. Lessee covenants and agrees that nothing shall <br />be done or kept on the Premises which might be unsafe or hazardous to any person or <br />property, and Lessee covenants and agrees that no improvements, changes, alterations, <br />additions, maintenance or repairs shall be made to the Premises which might be unsafe or <br />hazardous to any person or property. <br />0) No structural or overloading. Lessee covenants and agrees that <br />nothing shall be done or kept, and no improvements, changes, alterations, additions, <br />maintenance or repairs shall be made on the Premises which might impair the structural <br />soundness of the Premises, which might result in an overload of the weight capacity of <br />floors or of electricity lines serving the Premises, or which might interfere with electric or <br />electronic equipment in the Premises or on any adjacent or nearby property. In the event <br />of violations hereof, Lessee covenants and agrees to remedy immediately the violation at <br />Lessee's expense and in compliance with all requirements of governmental authorities <br />and insurance underwriters. <br />(k) No nuisance, noxious or offensive activity. Lessee covenants and <br />agrees that no noxious or offensive activity shall be carried upon the Premises, nor shall <br />anything be done or kept on the Premises which may be or become a public or private <br />nuisance or which may cause embarrassment, disturbance, or annoyance to others on <br />adjacent or nearby property. <br />3 <br />
