0or) 3 <br />COMMERCIAL LEASE <br />This Lease Agreement is made this 13th day of September, 2016 by and between DURAN <br />JOHNSON (hereinafter called "Landlord"), and SEAL IT SERVICES INC., a Delaware <br />corporation (hereinafter called "Tenant'), or assigns. Tenant offers to lease from Landlord, <br />and Landlord offers to lease to Tenant, the land and building located at 3301 Industrial Drive, <br />Sanford, North Carolina 27332. <br />IN CONSIDERATION OF the mutual agreements herein expressed the parties agree <br />upon the following terms and conditions: <br />1. Premises: all of that approximately 30,000 square feet on 5.22 acres located at the address <br />above, and as identified on the attached Exhibit A, (hereinafter called the "Premises"). <br />2. Term and Rent: Landlord leases the Premises for 24 months beginning on December <br />2016 ("Commencement Date") at the monthly rental of six thousand one hundred twenty-five <br />dollars ($6,125.00). The rent is payable in advance on the same day of each month for that <br />month's rental, during the term of this lease. All rental payments shall be made to Landlord at <br />the address specified herein. Rental payments that are 10 days late shall be considered late <br />payments, and Landlord shall have the right to charge an additional $500 late fee to Tenant at <br />Landlord's discretion. <br />3. Use: Tenant shall use and occupy the Premises for warehouse and manufacturing purposes <br />and for all purposes ancillary thereto. During the term of the Lease, Tenant shall, at its <br />own expense maintain the Premises in a good and safe condition and shall surrender the <br />same, at termination hereof, in as good a condition as when received, normal wear and tear <br />
