Proposal Narrative <br />Describe all fringe benefits offered by the company and what percentage of health <br />insurance is employer paid. <br />Benefits for full-time positions include paid vacation 2 weeks for first 5 weeks, 5 sick days, 7 <br />national holidays, and 3 floating days. <br />C. Applicants should briefly describe the building (maximum 500 words). <br />1. Describe the building's significance within the community and its previous uses. <br />The building since being constructed in 1973 has been occupied by manufacturing/distribution <br />companies The building has been vacant for the past 24 months with Patriot Performance <br />Materials, Inc. being the last company to occupy the building. <br />2. Describe the general and environmental condition of the building. <br />The 30,000 sq. ft. one story building is located on a 5.22 acre site. It has a 16' ceiling height with <br />dropped ceilings in the office area; flat rubber membrane roof; concrete slab foundation; exterior <br />brick walls; interior wood frame and drywall walls: mixed carpet, vinyl and sealed concrete <br />flooring in the office area and sealed concrete flooring in the production area; 2 dock high - 2 <br />drive in truck doors. and has sprinklers. The site with a "LI" light industrial zoning is located in <br />the City of Sanford corporate limit is provided water and sewer service by the City of Sanford. <br />The current condition of the building is good with possible modifications required to meet new <br />company requirements. <br />Describe the building's value prior to the renovation/construction project and the estimated <br />value after the renovation/construction. <br />The property has a Lee County tax department Tax Year 2016 assessed value of $579 500. It is <br />estimated that total project renovations $470,000 will increase the value of the property to <br />$1,049,500. <br />4. Explain the property's current and future ownership and the relationship among the parties <br />involved in the ownership or/lease of the property. <br />The property is owned by D. Duran Johnson, dba Mallard Properties. <br />D. Applicants should briefly describe the renovation/construction project (maximum 500 <br />words). <br />1. Provide a narrative description of the renovation/construction tasks that will be completed. <br />The Rural Economic Development Division project consists of -enovations to the existing 30.000 <br />sq. ft. building. Eligible REDD renovation activities totaling $470,000 have been identified that <br />consist of the following components: upgrading/installing energy efficient lights and electrical <br />upgrades to meet Seal It's machinery/equipment in the production area; and office renovations <br />that include new ceiling tiles, flooring upgrades, and reconfiguring individual offices (demolition, <br />wall framing, flooring, electrical, plumbing, drywall, painting, etc.) <br />
