CA <br />BK -00028 PG -0190 <br />AN ORDINANCE AMENDING THE OFFICIAL ZONING MAP <br />OF LEE COUNTY, NORTH CAROLINA <br />WHEREAS, a request to amend the Official Zoning Map has been received from Rand Schenck <br />(Case #2016-0301) to rezone 14.45± acres of land on Deep River Road from Highway <br />Commercial Conditional Use (HC -CU) to Highway Commercial (HC) district. The property is <br />located directly north of the intersection of Deep River Road and Lower Moncure Road, and <br />borders the eastern side of U. S. Highway 1, a northbound exit ramp onto U. S. Highway 1 and <br />the Deep River. The property is the same as depicted on Lee County Tax Maps 9677 and 9678, <br />Tax Parcel 9677-29-3728, Lee County Land Records. <br />WHEREAS, said request has been presented to the Lee County Planning Board; and <br />WHEREAS, the Lee County Board of Commissioners conducted a public hearing on March 21, <br />2016 to receive citizen input on the requested zoning map amendment; and <br />WHEREAS, the Lee County Board of Commissioners approves the request to amend the <br />Official Zoning Map of Lee County, North Carolina; <br />NOW, THEREFORE, BE IT ORDAINED BY THE LEE COUNTY BOARD OF <br />COMMISSIONERS: <br />The Official Zoning Map is hereby amended to rezone Lee County Tax Parcel 9677-29-3728 <br />from Highway Commercial Conditional Use (HC -CU) district to Highway Commercial (HC) <br />district. See attached map for reference. <br />In making this decision, the Board of Commissioners hereby finds that the request appears to be <br />consistent with the 2020 Land Use Plan, the Deep River Small Area Plan, and it appears to be <br />reasonable since it has access to public water and is located in close proximity to U. S.
