The 1994 Sanford Thoroughfare Plan Technical Report notes that l <br />US #1 is a principal arterial passing through central North Carolina and connecting Rockingham, Southern <br />Pines, and Sanford to Raleigh. <br />The NCDOT 2008 Traffic Study reports 11,000 vehicle trips per day on Jefferson Davis Highway near the <br />subject tract. <br />Lark Lane is a private road with a right-of-way width of 60 feet. The road is maintained by the owners of the <br />lots it serves. <br />Environmental <br />The subject lot is not located in a water supply watershed or flood hazard area. <br />Development Standards <br />If rezoned, all uses permitted in the Highway Commercial (HC)) district will be allowed. Also if rezoned, the <br />future development of the site will be required to meet the building design standards for non-residential <br />developments along a thoroughfare in addition to all other development standards of the Unified <br />Development Ordinance. <br />CONFORMANCE WITH THE SANFORD/LEE COUNTY 2020 LAND USE PLAN <br />The 2020 Land Use Plan and Map do not identify a specific land use for the subject property. <br />CONFORMANCE WITH THE GREENWOOD SMALL AREA PLAN <br />The Greenwood Small Area Plan and Map states that the property is located along the Greenwood Highway <br />Corridor. The Plan identified the land use for the subject property as Highway Commercial. The Highway <br />Commercial classification is intended to provide areas for goods and services to be sold on-site.
