The <br />• lot is approximately 5.21± acres in size with 409 feet of frontage on Jefferson Davis Highway and <br />over 530 feet of frontage on Lark Lane, a private road. The site is cleared of timber and is <br />undeveloped. <br />The property is also the same 5.207-acte tract shown on a map surveyed for "Quail Ridge Ltd.", <br />recorded in Plat Cabinet 5, Slide 110, Lee County Register of Deeds and that property recently <br />surveyed for Carl and Vicki Bunnell recorded in Plat Cabinet 2010, Slide 28. <br />Utilities <br />The site does not have access to public water or sewer. If developed, a well and private sewerage <br />system will serve the wastewater needs. <br />Existing Zoning and Land Uses <br />Properties adjoining to the north, south and west are zoned Residential Restricted. Properties to the <br />east and being east of Jefferson Davis Highway (US 1) are zoned Light Industrial. Land uses <br />surrounding the subject tract consist primarily of very low-density single-family homes. Quail Ridge <br />golf course and subdivision is located west of the site. Sanford Construction Company owns an 84- <br />acre undeveloped tract east of the site. <br />Staff Analysis <br />The current zoning district (Residential Restricted-RR) is established to provide areas for low- <br />density single-family uses, with a maximum of one and one-half (1.5) dwelling units per acre. <br />Property zoned RR should include only those tracts which abut or are in close proximity to existing <br />• large-lot single family development, making RR an appropriate transition district between rural, <br />agricultural, and suburban uses. The RR district requires a minimum lot width of 100 feet, a front <br />yard setback of 30 feet, a rear yard setback of 30 feet and a side yard setback of 15 feet. <br />
