02
There were other value engineering items that were suggested and investigated but were declined
or found to be of little or no savings. Such items were as follows:
- Eliminate Bonds. It is my understanding that this cannot be done.
- Replace two of the storefront glazing sections with brick veneer wall construction.
There was little or no saving for this item.
-Change the split system HVAC units to a single roof top package unit. To do this would
require changing the building electrical service from single phase to three phase
power and therefore is not viable from a cost savings point of view.
-Eliminate the moisture control system beneath the vinyl composition tile to be installed
in the Open Space. Within the past few days, the Parks and Recreation
Department has cleaned the space to be renovated of the items and equipment that
were stored there. The existing concrete floor slab is now visible and shows signs
of moisture on the slab surface. Therefore, I do not think this item should be
accepted.
I feel that the deductions noted for acceptance are reasonable and would not have an adverse
effect on the project.
If you have any questions or comments concerning the information contained in this letter,
please do not hesitate to contact me at 919-775-2355 or via email: timnasherman-arch.com
Sincerely yours,
Sherman Architecture PLLC
Tim W.
