091 <br />reason, and Purchaser shall keep a policy of general liability insurance in full force and effect until the <br />earlier of (a) the expiration of this Agreement, or (b) Closing. Seller shall allow Purchaser, its authorized <br />employees, representatives and agents, access to and entry on the Property in order for Purchaser to <br />conduct its Inspections hereunder and shall furnish Purchaser all plans, engineering reports, surveys and <br />records, including, but not limited to, title insurance policies, title exceptions and materials, materials <br />relating to the soil, surface or groundwater, topography, and environmental condition of the Property, <br />in its possession and pertaining to the ownership, development and operation of the Property. <br />If Purchaser does not exercise the Option granted pursuant to this Agreement, then Purchaser <br />shall immediately restore the Property as to any damage caused by Purchaser or its Authorized <br />Personnel in making the Inspections, normal wear and tear excepted. Purchaser will not permit any <br />liens to attach to the Property as a result of its Inspection activities on the Property. Purchaser's <br />obligations set forth in this Section shall survive the termination or expiration of this Agreement. <br />10. Risk of Loss. Prior to Closing, risk of loss or damage to the Property, but excluding loss <br />or damage caused by Purchaser's negligence or willful misconduct, shall be on Seller. Upon Closing, risk <br />of loss to the Property shall be on Purchaser. <br />11.
