2010-0201 G 0 T <br />• Lee County Board of Commissioners and Planning Board <br />Public Hearing Information <br />Application #2010-0201 to Amend the Lee County Zoning Map <br />Public Hearing Date: February 15, 2010 <br />APPLICANT & OWNER: Wake Stone Corporation <br />REQUEST: Rezone 35.78± acres from Heavy Industrial Conditional Use (HI-CU) and <br />Residential Agricultural District (RA) to Heavy Industrial Conditional Zoning District for Mining <br />and Quarry operations. <br />LOCATION: 9725 Stone Quarry Road (off Deep River Road) <br />TOWNSHIP: Deep River <br />LEE TAX PARCEL: The area proposed for rezoning is depicted on Tax Maps 9677, 9677.02, <br />9678 and 9668.04, Tax Parcels 9667-88-5704, 9667-98-1178, 9677-09-0108, and a portion of 9668- <br />90-3134 <br />ADJACENT <br />ZONING: North: Heavy Industrial Conditional Use (HI-CU) and Residential Agricultural (RA) <br />S South: Residential Agricultural (RA) and Highway Commercial (HC) <br />East: Heavy Industrial Conditional Use (HI-CU) <br />West: Heavy Industrial Conditional Use (HI-CU) <br />History <br />Wake Stone Corporation has operated a rock quarry at this location since 1974. The operation <br />closed temporarily in 1983 and reopened in 1988. The quarry operation was a legally established <br />Special Use upon the adoption of countywide zoning in June 1990. In January 1993, the property <br />was zoned Heavy Industrial Conditional Use District to allow quarry operations on all properties <br />owned by Wake Stone at that time. To date, the quarry is approximately 230± acres in size. <br />Site and Area Description <br />The property to be rezone includes three tracts of land and a part of a fourth tract. The property <br />lies north of Deep River Road and west of and adjacent to Wake Stone's current operation. The <br />tracts combined have over 2,000 feet of road frontage on Deep River Road. Two of the tracts are <br />currently a berm and the remainder of the property is vacant and appears to be cleared of the <br />timber. <br />Surrounding Land Uses <br />The area requested for rezoning is surrounded by Wake Stone's existing quarry site (north, east and <br />west). To the south are residential lots with single-family homes. West of the main quarry site is a <br />386± acre undeveloped tract owned by Davenport Holdings LLC. <br />0 <br />
