The site is <br />• south of White Hill Road and begins approximately 4600 ft southeast of the intersection of White <br />Hill Road and US #1. The lot is 3.94-acres in size with 185 feet of road frontage on White Hill <br />Road. The property is the same as depicted on a survey map for J. Craig & Patricia Dodson, <br />recorded in Plat Cabinet 2009, Slide 29, Lee County Registry of Deeds. <br />Surrounding Zoning and Land Uses <br />All properties adjoining the subject lot are zoned Residential Agricultural. Two parcels north of <br />White Hill Road that are within close proximity to the site are zoned Highway Commercial (HC). <br />The primary land uses surrounding the site are residential. The lot to the north is developed with a <br />single-wide manufactured home. Two lots east of the site are vacant and wooded. The adjoining <br />property to the south and west is owned by Patricia Dodson and Reverend J. Craig Dodson, pastor <br />of Solid Rock Community Church. The Dodson's residence also known as "White Hill Quarter <br />Horses" is located on this property. <br />Staff Analysis <br />A new church is currently under construction on the subject property. Religious complexes <br />(churches) are permitted by right in the Office and Institutional zoning district. <br />The property is currently zoned Residential Agricultural (RA) district which is intended for very low- <br />density residential and agricultural uses. Land uses in this district are primarily agrarian and rural. <br />Lot density and dimensional standards in the RA district includes a minimum lot size of 40,000 <br />square feet, a minimum building setback of 30 feet from any street right-of-way, 30 feet from a rear <br />property line, and IS feet from all side property lines. <br />
