oo~ <br />Pg3of4 <br />Appficanon 2010-0201 Wake Stone <br />• Development Regulations of the Unified Development Ordinance (UDO) <br />The following development regulations are required for Mining & Quarries: <br />• Minimum lot area is five (5) acres. <br />• Such uses shall have direct access to a paved Public Street with an all-weather surface. <br />• Minimum front, side and rear yards shall be fifty (50) feet, which shall be used for <br />landscaping and screening. <br />• The excavated area shall be surrounded with a six (6) foot high security fence. <br />• Only one (1) ground sign per entrance to the storage yard is perttted. Such sign shall not <br />exceed fifty (50) square feet in area. If lighted, such sign may include indirect lighting or <br />non-flashing illumination. Such sign shall be located on the same lot or parcel as the mining <br />or quarrying operation. <br />The Wake Stone Corporation Heavy Industrial Conditional Zoning district includes many of the <br />UDO's development regulations for Mining and Quarries <br />• The area requested to be rezoned includes a total of 35.78± acres of land. <br />• • Wake Stone quarry currently has direct access to Deep River Road SR1466, an NCDOT <br />maintained road. <br />• As proposed, all building setbacks, buffers and quarry operations will be in excess of 50 feet. <br />• As proposed, the excavated area will not be surrounded with a 6 foot fence as required. <br />(Refer to 5.23.2.4 of application for explanation by applicant) <br />• As proposed, the current sign will be relocated to the new entrance. When moved, the sign <br />must meet the ordinance limitation of 50 square feet. <br />Utilities <br />The site will be served by public water and a private on-site sewerage system. <br />Environmental Issues <br />Lee County Watershed Protection Ordinance. The property is located within the Cape Fear WS-IV <br />Protected Area (CFS-WS-IV-PA) water supply watershed. Non-residential development occurring <br />in a WS-IV watershed classification which requires a Sedimentation and Erosion Control pennit <br />may occur at no more than 24% built upon area for projects utilizing curb and gutter and 36% built- <br />upon area if the project does not utilize curb and gutter for storm water control. Ten percent (10%) <br />of the CFS-WS-IV-PA watershed area may be developed with new development projects up to <br />seventy (70%) built-upon area as Special Intensity Allocations (SIAs). To date, over 4,000 acres can <br />is be allocated for SIA's in the CFS-WS-IV-PA watershed. <br />
