Thompson, Zoning Administrator <br />DATE: February 6, 2015 <br />REF: Public Hearings regarding text amendments to the Unified Development Ordinance <br />The following are several proposed amendments to the UDO as recommended by planning staff. <br />The amendments were discussed with the Joint Planning Commission (JPC) at their August 28, <br />2014 meeting. The JPC recommends all items be forwarded to the three jurisdictions for <br />consideration of adoption. A public information meeting was held on October 16, 2014 with <br />developers and members of the community to discuss the proposed changes in Amendments 1, <br />2, and 3, answer questions and solicit feedback. <br />PROPOSED AMENDMENT 1 to Article 10.7 Site Design Standards. Section 10.7 of the <br />Unified Development Ordinance regulates new non - residential development along our major <br />thoroughfares and highways. It provides minimum standards for the exterior design and <br />appearance for new buildings. The proposed changes will require separate standards for <br />commercial and industrial developments. Staff is recommending changes to Section 10.7 to <br />specify that this section is for Commercial development and land uses. Staff also recommends <br />adding a new section, Section 10.8 Design Standards for Industrial Development along <br />Thoroughfares and Freeways. <br />Below is the draft language for consideration: <br />10.7.1 PURPOSE. <br />The purpose of this Section 10.7 is to provide a regulatory tool that will assist in ensuring that <br />future ' development and/or redevelopment that may occur along the Town of <br />Broadway, City of Sanford and Lee County's thoroughfares maintains a minimum level of <br />quality in design. The standards as found within this Section require specific design elements <br />that promote a consistent, attractive appearance along our most visible travel corridors. The <br />standards as found within this § 10.7 are supplemental and intended to compliment other design <br />standard as found within this UDO. <br />
