If any portion of this project requires back-flow prevention, please contact Mr. Terry <br />Windham - phone (919) 775-8247, ext 367, fax (919)776-0265 . <br />® Lee County Fire Marshall continents: (No representative in attendance.) <br />Sanford/Lee County Planning Department comments: <br />• The preliminary plat does not illustrate a 2°d entrance & the UDO requires a 2"' entrance <br />with a subdivision of 30 lots or more. For the design as proposed, the developer must <br />request a "subdivision exception" from the respective governing boards as referenced in <br />Article 6, Subdivision Regulations, Subsection 6.3.6 Subdivision Exceptions of the UDO. <br />The developer has spoken with the adjoining property owners & they are not interested in <br />selling/developing their propem, at this dine. Refer also to the City of Sanford Engineering <br />Department comments note #1*. <br />• It was noted during the meeting that the developer would need to request an exemption <br />from the respective planning board regarding the street length. Upon review of this <br />requirement, referencing 6.7.1 Street Design & 6.7.2. Block Design - the design as proposed <br />does appear to meet the standards within the UDO & an exemption would not be required. <br />• Regarding street design & continuation of streets, please rationalize to staff the boards) <br />the termination of the public streets at the property line. Rationale: The cul-de-sac on the <br />southwestern side of the property appears to be bounded by topographical & floodplain <br />issues. The cul-de-sac on the northwestern side of the property has a right-of-way which <br />stubs to the property line to allow for a future connection. The developer has spoken with <br />the adjoining property owners & they are not interested in selling/developing their property <br />at this time. Refer also to the City of Sanford Engineering Department comments note #1 <br />® • Are you planning an entrance sign &/or entrance landscaping, etc. If so, please illustrate on <br />the preliminary plat. Please plan for the care & mamtenance of the sign, landscaping, etc. via <br />a homeowner's association, etc. <br />• It was noted during the meeting that this subdivision will have a homeowner's association <br />that will maintain & own the common open space. This area may become a commonly- <br />owned horse pasture in the future. <br />• Will this subdivision have covenants & restrictions? <br />• Please add the power line easement on the preliminary plat. <br />• Standard note: If the area disturbed will be greater than 1.0 acre, a NCDENR approval will <br />be required prior to a Zoning Clearance being issued. <br />• Standard note: It is recommended that the project engineer and/or developer for all <br />proposed projects verify with NCDWQ that no approvals are required from that <br />government agency. <br />• Standard note: Signage requires a separate permit. <br />Sanford/Lee County Building Inspections Department Comments: <br />Standard note: The Building Inspections Dept. will review the plans submitted for the Building <br />Permit Application(s) & may have comments at that tune. <br />Lee County Board of Education Comments: <br />• Suggest that an area for a bus stop(s) be provided within the development. <br />NCDOT comtments: 11he design requires a driveway permit & any/all applicable encroachment <br />agreement(s). <br />4 of 4 <br />
