11 <br />Pg-242 <br />Reco.,e,dauon of the PB <br />'T,a Win Chase" Sub h,i,ion <br />® Environmental Issues: There is a 100-year Special Flood Hazard Area (Zone AE) which parallels <br />Raccoon Creek along the southwestern portion of the property. The floodplain runs through the <br />property that is reserved as common area. No lots will be affected by the floodplam. The Special <br />Flood Hazard Area is the areas subject to flooding by the 1% annual chance flood. The base flood <br />elevations for this zone have been determined by FEMA and are illustrated on FIRNI # <br />3710962200J, dated September 6, 2006. The plat does not illustrate or note any wetlands. <br />The property is not located within a water supply watershed. <br />Additional Comments: This proposed subdivision plat was reviewed at the February 22, 2007 <br />Sanford/Lee County Technical Review Committee meeting. Comments from that meeting are <br />attached for your reference. <br />RECOMMENDATION OF THE PLANNING BOARD: <br />The Planning Board by a unanimous vote recommends the Board of Commissioners grant a <br />variance to allow one entrance as proposed and approve the preliminary plat of "Franklin Chase" <br />Subdivision. <br />CI <br />1 <br />-J <br />2of4 <br />
