Recommendation from the Planning Board <br />On a 2"d Revised Preliminary Plat of "The Ridge at Carolina Trace Subdivision" <br />(Formerly Cottage Village I) <br />Board of Commissioners Meeting <br />May 7, 2007 <br />Location: <br />Off Highway 875, Traceway Drive <br />Owner/Developer <br />Village at the Trace, LLC <br />Surveyor: <br />Strother Land Surveying <br />Engineer: <br />Jeremy Thomas, PE <br />Township: <br />Jonesboro Township <br />Tax Parcel: <br />9660-75-6413, 9660-75-7112 Tax Map: 9667.01 <br />Zoning: <br />Residential Restricted (RR) <br />Total Acreage: <br />10.68 <br />Total New Lots: <br />17 <br />Streets: <br />Private <br />Water & Sewer: <br />Public <br />Approved Plat <br />A revised preliminary plat for the subdivision was approved by the Planning Board and Board of <br />Comm ssioners, respectively in October 2006. At that time, the name of the subdivision was <br />changed from Cottage Village I to "The Ridge at Carolina Trace". The development proposed 17 <br />buildings for a total of 34 townhome units. Greenside Lane, the existing street into the subdivision <br />will be relocated from Lakeview Drive to Traceway North. From Traceway North, Greenside Lane <br />will intersect with a new street that will end with a "'I"" cul-de-sac to the east and will loop around <br />the western edge of the property back to Greenside Lane. The private streets, all common areas and <br />utilities within the common areas will be maintained by the Homeowners Association. <br />Revised Plat <br />The new revised preliminary plan will eliminate the loop roadway on the western edge of the <br />property. The street will dead end %vldh "T" cul-de-sac's at both ends. A portion of the turn-around <br />at the western end is located on "Easement Three" of the Carolina Trace Country Club's property. <br />The Board of Governors of the Carolina Trace Country Club has agreed to decd to the developers a <br />portion of their property to accommodate tlhe "'IT" cul-de-sac.. <br />Lastly, the revised plan shows several new sewer line extensions. The developer would need to <br />verify with Carolina Trace Utilities regarding the extension of dhis utility. <br />There are no change from the location and number of buildings previously proposed. <br />Environmental Issues <br />The property is not located within a designated 100-year floodplain or water supply watershed. <br />RECOMMENDATION OF THE PLANNING BOARD: <br />The Planning Board by a unanimous vote recommends the Board of Commissioners approve the <br />revised preliminary plat of "The Ridge" subdivision as presented. <br />O <br />
