Hriduvell, 2110) <br />Director <br />The Zoning Ordinance of Lee County, North Carolina requires that adjacent property owners be <br />notified when a request for a change in zoning classification, special use permit or a request for a <br />variance has been scheduled for public hearing before the Lee County Planning Board, Board of <br />Adjustment and/or Board of Commissioners. The action prompting this notice is highlighted <br />below: <br />LEE COUNTY PUBLIC NOTICE <br />Notice is hereby given that the Lee County Board of Adjusnment will hold public hearings on Monday, April <br />16, 2007 in the upstairs courtroom of the Old Courthouse located at 1408 South Homer Boulevard Sanford, <br />N for the purpose of considering an application for a Special Use Permit and an application for a Variance <br />for die Special Use. The hearing will begin at 7:00 p.m. or as soon thereafter as deemed practical by the <br />Board. <br />1. Application by the North Carolina State ]Highway Patrol to obtain a Special Use Permit for the <br />construction of a 385' emergency management tower on die property of Central Carolina <br />Community College located at 3000 Airport Road, Sanford, NC. The tower will be used for the <br />implementation of the Voice Interoperability Plan for la.tnergency Responders (VIPER) system for <br />public safety agencies in North Carolina in accordance with the North Carolina State Homeland <br />Security Strategy. The property is die same as depicted on bee County Tax Map 9641.03 and <br />9641.04, Tax Parcel 9641-52-2700, Lee County Land Records. <br />2. Application by the North Carolina State Highway Patrol for zoning Variances from the Unified <br />Development Ordinance, Article 5.33.2.3 (c) Alimmum Setback Regrarements for telecommunication <br />towers that are more than 75 feet high and located adjacent to property which is residentially and <br />non-residentially zoned or used. The applicant is requesting the following variances for placement of <br />the 385' telecommunications tower requested in item #1 above. The required residential setback is <br />770 feet (2 times height of tower) and the required non-residential setback is 285 feet (minimum 50 <br />feet plus one foot for every foot of tower height over 150 feet). Variance #1. Setback from <br />property zoned residential: (a). a front setback variance of 87 feet (b). a side setback variance of 79 <br />feet, and (c). a rear setback variance of 637.75 feet, Variance# 2. Setback from property zoned <br />non-residential: a rear setback variance of 189.90 feet, and Variaoce #3. Landscaping <br />Requirements: a variance to remove landscaping on the non-residential side of the tower <br />compound. The property is located at 3000 Airport Road, Sanford, NC and owned by the Central <br />Carolina Community College. It is the same ,is depicted on Lee County "Tax Map 9641.03 and <br />9641.04, Tax Parcel 9641-52-2700, l.,ee County Land Records. <br />The public is cordially invited to attend.
