18. Quiet Enjoyment. Upon payment by Tenant of the rents herein provided, and the <br />observance and performance of all the convenants, terms and conditions to be observed <br />and performed by Tenant, Tenant shall, subject to the terms and conditions of this Lease, <br />peaceably and quietly hold and enjoy the Premises for the Term of this Lease. <br />19. Subordination and Attornment. The Lease is, and shall be, subject to the lien of all <br />and any mortgage or deed of trust now or at any time hereafter placed upon the land, the <br />building, the Premises, and to any and all renewals, exten ions, modifications and <br />refinancing thereof. Default on the payment of all or an , ortgage or deed of trust <br />placed upon the land, the building or the premises shall-"p, nstitute a default or breach <br />hereunder. Tenant may then terminate this Lease and shaI fie, entitled to damages and <br />a refund of any rent paid. <br />20. Notices. Tenant's Obligation: In addition to the other obligations of the Tenant under this Lease <br />during'the term of this Lease Agreement, Tenant shall abide by the following: <br />(a) With respect to safes or other heavy objects, Tenant shall comply with all weight <br />restrictions on flooring in the Premises and shall comply with any code provisions <br />prescribing such restrictions. <br />(b) No ant shall door permit anything to be done in the Premises, or bring or keep <br />any it6m ".therein which will in any way obstruct or interfere with the rights of other <br />Tenants, "or"in ar sway injure or annoy them, or conflict with the laws relating to fires, <br />or with the' regulations of the Fire Department or conflict with any of the rules and <br />ordinances of the Department of Health. <br />(c) No animals or birds shall be intentionally brought into or kept in or upon the leased <br />Premises, except service animals allowed pursuant to the Americans with Disabilities <br />Act. <br />(d) Tenant will maintain premises in a manner and condition necessary to carry out the <br />commercial and governmental use. <br />(e) The common areas shall not be obstructed by any of the Tenants, or used by them for <br />any other purpose than for ingress and egress to and from their respective leased <br />Premises. <br />
