11. Insurance. Tenant, at its expense throughout the term of the lease, shall maintain fire <br />and extended coverage insurance for furniture, supplies and equipment. Tenant shall <br />maintain public liability insurance including bodily injury and property damage and <br />commercial general liability insurance on the premises. <br />Tenant shall provide Landlord with a Certificate of Insurance naming Landlord as <br />additional insured. The Certificate shall provide for a ten -day written notice to Landlord in <br />the event of cancellation or material change of coverage. <br />Landlord, at his expense, shall maintain insurance for the premises and building <br />improvements and shall provide Tenant with a Certifica�� oft ranee naming Tenant as <br />additional insured. The Certificate shall provide for a' '�i n- day en notice to Tenant in <br />the event of cancellation or material change of coverage.. <br />12. Signs. It is agreed that the Tenant may place or maintain in good condition and repair <br />any reasonable sign and may place or M aintain in food condition'" � , Tepair any <br />reasonable decoration, lettering or advertising utter mi'he glass of any widow or door <br />of the Premises, in accordance with all applic40 b laws and regulations, without <br />Landlord's approval.' <br />13. Destruction. If the Premises shall'be damaged by the elements, unavoidable accident, <br />or other casualty, but are not thereby re Bred untenant in the whole or in part, <br />Landlord shall repair the damage and rent shall not be abated; however, if such damage <br />is caused by fire, Tenant, at its option, may cancel the lease and no further rent shall be <br />due. If the Premises are rendered unter antable only "' n part, Landlord shall repair the <br />damage with reasonable diligence, and the rent shall be abated proportionately as to the <br />portion of the Premises rendered untenantable until such time as the Landlord restores <br />such Premises to their renovated state as of the date of commencement in paragraph <br />one (1) of this Lease. <br />14. Condemnation. I the event eminent domain proceedings shall be instituted against the <br />Premises or the Building by any party, the Lease shall immediately terminate, no further <br />rent shall be due, and Tenant shall have 90 days to vacate. <br />15. Waste. Tenant shall not commit or suffer to be committed any waste upon the Premises <br />or any nuisance or other act or thing which may disturb the quiet enjoyment of any other <br />Tenant in the building or any person adjacent to the property of which the Premises are a <br />part. <br />16. Compliance with Law. Tenant shall, at Tenant's sole cost and expense, comply with all <br />the requirements of all county, municipal, state, federal and other applicable <br />governmental authorities, now in force, or which may hereafter be in force, pertaining to <br />the said Premises, and shall faithfully observe in the use of the Premises all municipal <br />and county ordinances and state and federal statutes now in force or which may <br />hereafter be in force. <br />17. Termination and Option to Renew. The Lease shall terminate at the end of the Term <br />but shall automatically renew on an annual basis pursuant to the same terms and <br />conditions contained herein unless otherwise agreed upon in writing by all Parties. <br />
