P 1/7 <br />JOHNSON <br />CONSULTING <br />The preceding market overview and comparable analysis will assist in substantiation of the recommended <br />project program, including options for optimal configuration and the overall size of both facilities. <br />We will also prepare a program of spaces and a conceptual graphic for both facilities. We will develop a <br />preliminary capital budget analysis for the space for use in subsequent capital budget analyses. We will prepare <br />preliminary working numbers for capital budgets for both projects. <br />TASK 6 - SITE & CAPITAL ANALYSIS <br />For the multi-sports complex, there are several sites under consideration to develop the proposed facility. <br />Working with CCCC and the County, Johnson Consulting will identify and study all sites under consideration <br />for the proposed facility, in order to assess their appropriateness and capacity to accommodate the <br />recommended facility identified in Task 5, as well as event attendees and other considerations identified in <br />prior tasks. We will also evaluate how the facility can be a good neighbor within the target area. Johnson <br />Consulting will evaluate potential sites using the following steps: <br />Conduct detailed on -site review of candidate sites or configuration of it selected site, to include photo <br />documentation of existing conditions and a detailed map of each site, with critical support factors <br />such as hotel supply and development opportunities, future expansion capacity, restaurants and <br />entertainment, and planned development areas clearly indicated and described. <br />• Evaluate each site with respect to the following parameters: <br />- preliminary program requirements: size and functional requirements. <br />- Relationship to surrounding development, including existing community elements such as hotel <br />rooms, municipal facilities, or educational institutions. <br />- Urban design considerations. <br />- Transportation including panting requirements; pedestrian and vehicular circulation and <br />accessibility (this work will be preliminary in nature, and will not involve detailed technical review <br />unless CCCC or County officials wish to include it as an additional service). <br />- Community impacts. <br />- Integration with other economic or community development efforts. <br />- Impact on hotels and tourism. <br />- Land and Capital Costs <br />6 East Monroe Street I Fifth Floor I Chicago, Illinois 60603 I Phone: 312.4472010 I Fax: 312.444.1125 <br />www.chic.com I ciohnson0chic.com <br />
