RECOMMENDATION OF THE PLANNING BOARD �? <br />FOR A CHANGE TO THE OFFICIAL ZONING MAP OF LEE COUNTY <br />APPLICATION 2014 -0501 <br />The Planning Board by a unanimous vote recommend the Board of Commissioners approve <br />Application #2014 -0501 submitted by Conveyor Technologies of Sanford, LLC to rezone a 1.23± <br />acre lot located west of Womack Road and north of 5313 and 5319 Womack Road from <br />Residential Agricultural /MH (RAIMH) district to Light Industrial (LI) district. <br />LAND USE INFORMATION PRESENTED AT THE PUBLIC HEARING <br />Site and Area Description <br />The subject property consists of one tract of land approximately 1.23 -acres in size and vacant. <br />The adjacent properties north and west are residentially zoned and developed with single - family <br />homes including a manufactured home park. Properties located east and south and are zoned <br />Light Industrial district. The industrial uses include facilities such as Conveyor Technologies, <br />Pfizer (Wyeth), GKN Automotive, Challenge Printing, and Caterpillar. <br />Staff Analysis <br />The petitioned lot is located in the Lee County Industrial Park where the primary land uses are <br />industrial uses. Conveyor Technologies own two lots south of the subject lot that are zoned LI <br />and developed with a manufacturing facility. The applicant is seeking to change the zoning of <br />this lot to be consistent with the zoning designation of their other properties. <br />The current Residential Agricultural /MH (RM /MH) district is intended for very low- density <br />residential and agricultural uses with a minimum lot size of 40,000 square feet. This district also <br />has an overlay that will allow a manufactured home park as a special use with development <br />standards. Land uses in the RA district are primarily agrarian and rural. <br />The proposed Light Industrial (LI) district is established to provide for areas that contain a mix <br />of light manufacturing uses, office park and limited retail and service uses. The minimum <br />building setbacks is 30 -ft from a public street right -of -way line and 0 side and rear yard setbacks. <br />Note, the required landscape buffers will create a side yard and rear yard setback. <br />Utilities <br />The site has access to public water and is accessible to public sewer. The applicant is required to <br />coordinate with the City of Sanford Public Works Department regarding connection to these <br />public utilities. <br />Emergency Response <br />The subject property is located in the Northview Fire District. <br />
