`4 <br />Pg. 2 of 2 <br />Conveyor Technologies, Petition 2014 -0501 <br />minimum building setback of 30 -ft from a public street right -of -way line with the required <br />landscape buffer yard width determining the required rear and side yard setbacks. A list of <br />permitted uses for the LI zoning district is included within the agenda for your reference. <br />Utilities <br />The site has access to public water and appears to have access to public sanitary sewer. All new <br />development must be approved by the City of Sanford Public Works Department for utility <br />connections and compliance with applicable regulations. The applicant is required to coordinate <br />with the City Public Works Department regarding connection to these public utilities. <br />Emergency Response <br />The subject property is located in the Northview Fire District. <br />Transportation <br />The subject property has 307 -ft of road frontage on Womack Road, which is a NCDOT <br />maintained public street with a 60 -ft right -of -way. <br />The 2011 Traffic Study reports 3,000 vehicle trips per day on Womack Road. The Lee County <br />Comprehensive Transportation Plan recommends several improvements to US 15 -501 at the <br />Deep River Road intersection due to increase traffic into the Industrial Park. <br />Environmental <br />The subject lot is not located in a water supply watershed or flood hazard area. <br />Development Standards <br />If rezoned, all uses permitted in the LI zoning district would be allowed and future development <br />of the site will be required to meet current standards of the Unified Development Ordinance <br />(UDO). <br />Conformance with the 2020 Land Use Plan <br />The 2020 Land Use Plan Map has identified this property within the Industrial Park land use <br />classification. The intent of this classification is to provide areas for research and selective <br />manufacturing, with complementary uses, to utilize the advantages of locating these uses near <br />each other, and to buffer them from adjacent uses. <br />Conformance with the Deep River Small Area Land Use Plan <br />The Deep River Small Area Plan concurs with the 2020 Land Use Plan and Map. In addition, the <br />Deep River Plan suggests new industrial development be located in the Industrial Park. <br />Rezoning this property from Residential Agricultural/MH (RA/MH) district to Light Industrial <br />(LI) district conforms to the 2020 Land Use Plan and Map and is consistent with the current <br />development in the area. <br />
