Nicholson-Chair <br />Lee County Agriculture Advisory Board <br />DATE: July 29, 2009 <br />SUBJECT: Rezoning of Property in Tramway Area <br />At the July 28, 2009 inaugural meeting of the Lee County Agriculture Advisory Board, <br />Marshall Downey from Lee County Planning and Development made a presentation <br />concerning the rezoning of property at the corner of Bruce Coggins and Tramway Roads. <br />Currently the property is zoned Residential/Agricultrural (RA) and a petition has been <br />made by the owner to change the zoning to Highway/Commercial (!-IC). <br />At your request, the Agriculture Advisory Board reviewed this petition and considered <br />• the following on the proposed rezoning: <br />• The original business on the site served primarily agriculturally oriented clients, <br />which was considered acceptable practice under current zoning. <br />• The size of this tract (.92 acres) is not eligible for Present-Use Value; a <br />requirement linked to Voluntary Agriculture District eligibility. <br />• With the exception of the Yarborough tract the majority of surrounding property, <br />including the 30+ acres currently for sale and located diagonally across the road <br />from the tract in question, is zoned Residential Restricted (RR). <br />• Several nearby tracts in this area are zoned Highway/Commercial. <br />• The business looking to use the property as a "Family Fun Center" would require <br />changing its zoning to Highway/Commercial to align the property with the current <br />Unified Development Ordinance (UDO). <br />After discussing this matter, the Agricultu e Advisory Board felt another commercial <br />business at this site would not constitute setting a precedent for this area and voted <br />unanimously in favor of supporting this rezoning request.
