The lot is .927-acres in size and is <br />currently developed with a commercial building that was formerly Tramway Supply Company (feed <br />and tack store). The lot has 305.32' feet of road front on Tramway Road and 165.59' feet of <br />frontage on Bruce Coggins Road. The parcel is the same as that property referenced as Lot 2 on a <br />survey for "Teresa Thomas Cole", prepared by AIr. Hal Siler, PLS and recorded in Plat 9, Cabinet <br />26C, Lee County Registry of Deeds. <br />Utilities <br />Public water and a private on-site septic system currently exist on die lot. <br />Existing Zoning and Land Uses <br />All adjoining properties are zoned for residential uses. The primary land uses surrounding the site <br />are low-density single family dwellings and farmland. Several industrial uses exists approximately <br />1,200 east of the subject lot. Commercial uses in the area ate concentrated along US Highway 1, <br />approximately 2,800 feet from the subject site. <br />Staff Analysis <br />The subject property was developed in 2001 as a feed supply store. Prior to the adoption of the <br />Unified Development Ordinance, farm supplies sales was a permitted use in the Residential <br />Agricultural zoning district. The use has been operating under a nonconforming (grandfathered) <br />land use status since the adoption of the Unified Development Ordinance in 2006. The Farm <br />Supply Store recently ceased its use. When a non-conforming use is discontinued for a consecutive <br />• period of 180 days, only a conforming use may occupy the site. The applicant is seeking to bring the <br />existing improvements into conformance with the proper zoning. <br />
