058 <br />C <br />0 Project Rep(s) in Attendance: Nlark Lyczkowski, project designer <br />Sanford/ Lee Comity Technical Review Committee Meeting 2009-03-26 Notes <br />Below is a summary of the comments regarding the TRC review item noted below. <br />Contact information is provided if you have additional questions. <br />3.) Waterview Estates - Development of a new 24 lot residential subdivision (23 proposed <br />lots + the 56.34 acre balance = 24 lots) on 92.31 acres owned by Bobby R. Hall, Sr. off of <br />Steel Bridge Road (SR1318). The subdivision would be served by public water & private <br />septic systems. The developer has expressed an interest in developing this subdivision as a <br />gated community that is served by private roads. The lots are identified as Lee County Tax <br />Parcels 9622-83-2902-00, 9622-85-5787-00 & 9622-75-9097-00 and is zoned RR Residential <br />Restricted. You may submit one copy of any additional information required and <br />three copies of all revised plans for review. Planning staff will review & approve the <br />information prior to submitting a preliminary plat for review/approval by the respective <br />boards. <br />Project Manager of Record: Mark Lyczkowski <br />City of Sanford Engineering Department comments: (UL in attendance) <br />• If the project is to be gated, the water main lines within the development <br />must be private. Please contact the Eng. Dept. with specific questions <br />regarding this issue. <br />• Add the existing & proposed waterlines to the plan and include hydrant <br />locations. <br />• Standard note: The developer and/or contractor is responsible for working with the <br />City Engineering Dept. & the Public Works Dept. regarding anyttall extension & <br />connections to public utilities. <br />• Standard note: 'The City reviews all projects taking place inside the City limits for <br />items the City has jurisdiction for, i.e., water and sewer lines, roadway, land use, <br />setbacks, etc. Erosion Control and other DWQ requirements are the responsibility <br />of the State of North Carolina to enforce and conforming to the permit <br />requirements is the developer's responsibility. During construction, the State is <br />responsible for investigation to ensure comphance through the construction process. <br />• Standard note: Please provide a digital copy (Autocad 2000) of the as-built <br />drawing(s) to the City Engineering Dept.
