The subdivision will include all of two tax parcels (9622-75-9097, 9622-85-5787) and a portion of a third tax parcel (9622-83-2902) for a total of 35.84-acres in the development. The property to be developed has over 650 feet of street frontage on Steel Bridge Road, an NCDOT maintained street. The property is located in Tramway Fire District. Existing Conditions The majority of the land included in the subdivision is cleared and appears to be farm fields. A 6.50-acre lake, a single-family home and accessory buildings are located at 515 Steel Bridge Road on the balance of the third tax parcel 9622-83-2902, now shown as Tract 1, 56.47-acres. When developed, the existing asphalt driveway that leads to the house on Tract 1 will be abandoned. Entry to Tract 1 will be by the use of a 30' access easement. Environmental Issues The property is not located within a water supply watershed. Areas of floodplain are located along Raccoon Creek at the southwestern portion of the larger tract.
