050 <br />Contact: Tim Shaw, City of Sanford Operations Alanager at 919-775-8317 or <br />tim.sha esanfordnc.net <br />s <br />Lee County Fire Marshall's comments: (Bill Rogers in attendance with comments by SS) <br />• The typical cul-de-sac radius approved is 45ft - this is the area of the <br />pavement, not the right-of-way. <br />• Add the existing & proposed waterlines to the plan and include hydrant <br />locations. <br />• Standard note: The Office of the Lee County Fire Marshall has made a cursory <br />review of the plans relative to the above named project. The Fire Marshall's Office <br />makes no warranty that the plans conform to all technical codes and contain no <br />defects. Should such defects in the plans be discovered during construction it will be <br />the applicant's responsibility to correct the defects. This project may be subject to <br />the architectural standards of dre American with Disabilities Act of 1990 (the ADA). <br />Issuance of this letter does not certify that this project is in compliance with this <br />Federal Law. The land is zoned RR <br />and is proposed for development to meet the RR standards. <br />Existing Conditions: There was no existing conditions plan submitted. As per the <br />aerial photo, the site is undeveloped with 2/3 rd of the area as an open field & 1/3 of <br />the area as wooded. <br />• <br />Watershed: Not applicable. <br />• <br />Grading Plan: No grading plan submitted for review. <br />• <br />Sedimentation & Erosion Control: A copy of all NCDENR approvals must be <br />on file with this office prior to the final plat being recorded. <br />• <br />Streets: A copy of the NCDOT driveway permit approval must be on file with <br />this office prior to the final plat being recorded. <br />• <br />Streets: Regarding the connection to the Waterview Estates subdivision <br />proposed on the adjoining parcel to the east - revise the proposed temporary <br />turn-around (cul-de-sac) to meet NCDOT standards or - if you decide to <br />eliminate this connection - please redesign the streets & lot configuration in <br />this area and include a permanent cul-de-sac. <br />• <br />Streets: Add the sight distance triangle on both sides of the main entrance. <br />• <br />Signage: Add any/all easements for subdivision signage at the main entrance. <br />• <br />Impervious Surface Ratio: Not applicable. <br />• <br />Utilities: Proposed as follows: water - public (sanford), sewer - private septic systems <br />and streets - public (NCDO l) <br />2 <br />
