Highway Commercial (HQ <br />West Highway Commercial (HC) <br />Parcel History <br />The subject property was rezoned from Residential Agricultural district to Highway Commercial <br />district in March 2002. <br />This application proposes to rezone the property from Highway Commercial to Light Industrial <br />district. <br />Site and Area Description <br />The property requested for rezoning is located on the north side of Broadway Road approximately <br />950 feet west of the northwest intersection of Broadway Road and Avent's Ferry Road. It is a <br />vacant lot on 2.023 acres of land. The lot has 194.81 feet of public road front on Broadway Road <br />SR 1579, an NCDOT maintained road. <br />The property is the same as Lot 2 on a plat entitled "Subdivision of a Portion of Property of Edna <br />M. Dickens Rosser, surveyed by Mr. Hal T. Siler, PLS on March 6, 2002, recorded in Plat Cabinet 9, <br />Slide 90E, Lee County Register of Deeds. <br />Utilities <br />The site has access to public water by means of a 16-inch main in the right-of-way of Broadway <br />Road. A private on-site septic system will be required for sanitary sewerage disposal. <br />Existing Zoning and Land Uses <br />The adjoining property to the east is zoned Highway Commercial and developed with a retail <br />• building that is currently unoccupied. The adjoining property to the west is also zoned Highway <br />Commercial and developed with an automotive engine shop. The property to the north is zoned <br />MAY 8 <br />- ~d0~ n <br />
