BOOK 9 PAGE 300 <br />ARTICLE VI <br />COMPLIANCE WITH OFFICIAL PL-AliS <br />Where a proposed subdivision includes any part of a thorough- <br />fare which has been designated as'such upon the officially adopted <br />thoroughfare plan of the county, such part of such thoroughfare shall <br />be platted by the subdivider in the location shown on the plan and <br />at.the width specified by the North Carolina Department of Trans- <br />portation. <br />Similarly, proposed subdivisions rust comply in all respects <br />with the requirements of any adopted la^d use ordinances and plans <br />in the area. <br />The General Statute requires the developer to either declare <br />his streets to be public or private, and to fully explain to <br />prospective buyers through a "Subdivision Streets Disclosure State- <br />ment" the consequences of street maintenance responsibility. This <br />declaration of public or private streets rust be made prior to the <br />Register of Deeds being allowed to record subdivision plats. Where <br />public street dedications are involved, the developer must submit <br />the following documents for our review against current Department <br />of Transportation standards: <br />1. A complete site layout, including any future expansion <br />anticipated. <br />2. Horizontal alignment indicating general curve data on <br />site layout plan. <br />3. Vertical alignment indicated by percent grade and vertical <br />curve length on site plan layout. The District Engineer <br />may require the plotting of the ground profile and grade <br />line for roads where special conditions or problems exist. <br />4. Typical section.indicating the pavement design and width, <br />and the slopes, widths and details for either the curb <br />and gutter or the shoulder and ditch proposed. <br />5. Drainage facilities and drainage areas for Eydrographic <br />.Unit's review. <br />Prior to beginning any survey work in regard to any subdivision, <br />it is recommended that the developer and/or surveyor contact the <br />District Highway office in regard to driveway entrance locations <br />since these must be approved. Proper location of drives should be <br />considered prior to street layout. <br />-10- <br />
